Here's What It Actually Costs to Buy a Home in 2026

Too many first-time home buyers still think they need a 20% down payment before they can start looking. This misconception stops more people from buying than any actual financial barrier does! Let’s break down the real costs of buying a home in Snohomish and King County.

Down Payment: 3%+

On average, a first-time buyer’s down payment is around 7%. Some loan programs go as low as 0-3.5%, just talk to your lender to find out what numbers make the most sense for you.

If you've been holding off on getting pre-approved because you assumed you needed six figures saved up, that assumption alone might be costing you a year or two of home equity.

Earnest Money: 1-5%

Earnest money (the good-faith deposit that shows the seller you're serious) is due within two days of your offer getting accepted. This isn't an extra fee on top of your down payment, it counts toward it. So if you put down 5% earnest money and your total down payment is 10%, that 5% is already accounted for, you're not paying it twice. You'll still owe the rest of your down payment plus closing costs at closing, but the earnest money isn't stacked on top of that total.

Closing Costs: ~3%

Closing costs are paid the day before closing and cover lender fees, title insurance, and a handful of other line items your lender will walk you through. I recommend budgeting around 3% of the purchase price for this.

Inspections: $500-1,500

A standard home inspection costs about $500 and covers the big systems: heating, plumbing, electrical, roof, foundation. On a single family home, it’s a good idea to pair it with a sewer scope, which will add another $250. That combination usually lands around $700-800 total.

The higher end of this range accounts for mold and asbestos testing, but those are situational. So many houses in this area are already pre-inspected, so this is often a cost you can skip.

So What Do The Numbers Actually Look Like?

On a $500,000 home, here's an example:

  • Down payment (7%): $35,000

  • Earnest money: already included in the down payment above

  • Closing costs (3%): $15,000

  • Inspections: $700-800

That puts you closer to $50,000 to get in the door, whereas the 20% myth would put you at $100k before closing costs and inspection! Depending on the loan program, that number can be significantly lower.

The Real Takeaway

The biggest barrier for most first-time buyers isn't the actual cost, it's the assumption that the cost is higher than it is. If you've been putting off talking to a lender because you think you're not ready, you might be closer than you think.
